The Willows - 7 new homes approved October 2024: Conversion & Demolition

Fytche-Taylor were first appointed to consider and advise upon redevelopment options for the site.  Following closure of the commercial operations in 2019, the buildings had stood empty for a number of years and an ambitious plan was needed!  

Our clients, site owners Prospect Place Ltd, approached us to look at ways of maximising the existing buildings for conversion to residential use. This step was seen as a key component in enhancing the overall site and generating increased interest in the allocated land to the rear of the buildings, which also benefits from planning permission.

To the front of the site, 2 new dwellings had been constructed, one of which was originally permitted as a manager’s residence associated with the former garden centre business. Having successfully removed the associated occupancy restriction, allowing the home to be marketed with no ties, our next task was to survey all buildings and the surrounding land.

Our proposals for conversion to 7 dwellings, with partial demolition, exceeded the usual level of growth allowed in similar sized villages, but the benefits of the attractive conversion and delivery of much-needed smaller homes in the village was strongly supported by the planning authority and approved with minimal conditions. 

This project involved:

• Full measured survey and site masterplan (full area)
• Scale plans of the existing buildings prepared, and various options created for a total redevelopment, inc costings
• Planning Application prepared - including Planning Statement, Energy Statement, Design & Access Statement
• Submission to LPA and liaison with planning team to approval
• Coordination of all 3rd party reports including BNG, offering our client a single point of contact throughout. 
• All architectural and planning application work completed in-house by our expert team of consultants.
