    LOCATION

    TOWN & COUNTRY PLANNING
    Outline Planning Permission was approved by West Lindsey District Council on 22nd August 2022 for 15 homes - Planning Application Ref.144158 applies.  

    The site is a good size and very close to the town centre.  The land was originally allocated for up to 30 units in the local plan, however to allow for flexible layout and improved plot sizes, 15 dwellings was considered more appropriate at the planning stage.  Private access is agreed off Walesby Road – as shown on the approved plans (note – the layout shown is purely indicative and with the exception of access all other matters of design are reserved for a future planning application, allowing a good degree of flexibility on house types and plot layout).

    SERVICES
    We understand all mains services are available within close proximity of the site with the foul sewer and storm drain understood to be in the main road. Please note that these services have not been tested and all prospective purchasers are advised to check these are to be adequate for their needs.

    AGENTS NOTES
    The existing s106 agreement for this development specifies that a Health Contribution is payable to NHS England & NHS Improvements (Midlands) of £9,487.50 plus an Education Contribution payable to the LEA of £33,829.  There is a requirement for 3 units to be affordable.  It has been agreed with the LPA that all 3 can be delivered as First Homes.
